Suburb Insights
Exact suburb and state are required; an optional postcode narrows that locality rather than including every suburb in the postcode. Costs 50 credits. Includes the last twelve calendar months of UTC Monday-based first-observed listing cohorts, weekly min/max/avg coarse price-bucket labels, property-type counts, display-price text changes, observed agency totals and up to 100 agencies ranked by eligible listing count. The initial monitoring/ingestion week is excluded separately for each agency. Prices use the latest indexed coarse bucket of listings first observed in each week; they are not archived asking prices at that date. Min/max are bucket labels, not exact extremes; avg is rounded to a public price boundary; the A$50m bucket is open-ended. Unknown history is null, known empty weeks are zero, and partial weeks are marked. Current inventory is a separate recent-index active/under-offer/under-contract count. Agency attribution follows retained source records at indexing time; this is not individual agent performance, transaction share or complete market share. description is generated from these metrics. Agency lists cap at 100; agency_groups_complete signals truncation, and observed_agencies can be null if the distinct count is unavailable.
